Buoyant spring housing market shows no sign of abating, says law expert

The housing market is continuing to recover with conveyancing enquiries up at one of the best known law firms in the region.

QualitySolicitors Mander Cruickshank claim that property purchases are now at their most buoyant in several years.

“Spring is one of the busiest times of the year and we are certainly seeing a great deal of activity,” said Jim Abbott, an expert in conveyancing.

“Recently the Nationwide, which is one of the UK’s largest lenders, announced the UK market has risen by over 10 per cent in the past year, and it does appear that better times are here again for the housing market with us enjoying one of our busiest times in recent memory,” he added.

Mr Abbott warned the public though when thinking about moving it is vital the conveyancing is handled correctly.

“In 2012 the Legal Ombudsman dealt with 7,500 complaints about poor conveyancing, which made it the second most complained about area of law after family law,” he said.

“He mentioned the rise in conveyancing factories as somewhat of concern in a report about the subject. These basically are large buildings full of poorly trained staff carrying out conveyancing tasks as cheaply as possible, added Mr Abbott, whose firm has offices in both Coalville and Hinckley.

“Many times these people may be recommended, but we warn you to steer away from them as the Legal Ombudsman said they are often responsible for poor quality legal services making property deals far more stressful than they need be,” he said.

Mr Abbott said it could mean property moves falling through, or even members of the pubic buying a defective property that could cost many thousands to put right.
