Property market set for prosperous 2014, claims leading Coalville lawyer

The recovery in the property market looks set to continue, but those caught up in moving have been warned not to jeopardise their dream moves

Jim Abbott, a senior partner at QualitySolicitors Mander Cruickshank, said all the indicators are for a prosperous 2014. “It seems after a few very tough years the economy is moving again and the housing market is very much on the up,” he said.

“Some predictions indicate as much as eight per cent growth next year, but whatever the true figure will be, it seems likely to be a busy year for property.”

However, homebuyers are being warned their moves are under threat due to poor conveyancing

Mr Abbott said poor quality property conveyancing is leading to some sales collapsing, and at minimum giving unnecessarily huge amounts of stress to everyone involved in property chains.

“It is common for people to be furious and utterly exasperated because of substandard conveyancing,” he said.

“On occasions buyers go with the firm recommended by the estate agents and are then suffering tremendous stress because they have a woeful experience dealing purely over phone with faceless people in charge of the most expensive financial transaction of their lives,” he added.

He said that property transactions can be very detailed and a strong and transparent relationship is needed between a home buyer and their solicitor.

“A client and their solicitor speaking face to face to see the best way of overcoming issues, rather than in a call centre where often you never speak to the same person twice,” he added.

“Good local law firms make sure that every detail has been looked at correctly, and act in the buyer’s interest,” he said.

This is still unquestionably the safest and wisest choice when buying or selling property,” he added.
